Considerations and strategies for power distribution in commercial buildings

Efficient and reliable power distribution is important in commercial buildings to ensure smooth operations and meet the diverse electrical demands of modern businesses. Proper planning and implementation of power distribution systems are essential to optimise energy usage, enhance safety, and minimise downtime. Here we discuss some key considerations and strategies for power distribution systems in commercial buildings:

  1. Load assessment and planning

Before a power distribution system is designed, a thorough load assessment must be conducted to comprehend the electrical needs of the building. This evaluation includes studying the types of equipment, machinery, and systems planned for installation and predicting their anticipated energy usage. An accurate load assessment allows the implementation of an effective power distribution system. Such systems must manage the electrical demands efficiently, preventing any disruption to the flow of electricity. Given that commercial spaces accommodate businesses, even a brief power outage could be detrimental.

  1. Backup systems

Commercial structures need a continuous power supply to prevent interruptions and financial losses. The inclusion of redundancy and backup systems is important in guaranteeing an unbroken power distribution. This can be done by installing backup generators, Uninterruptible Power Supply (UPS) units, or duplicate power feeds. Backup systems serve as a safety net when the primary source experiences faults or failures.

  1. Energy efficiency measures

Implementing energy-efficient measures in power distribution systems not only reduces operating costs but also promotes sustainability. Incorporating technologies such as energy-efficient transformers, power factor correction units, and energy management systems can optimise energy usage and reduce wastage. Smart metering and submetering enable better monitoring and control of energy consumption.

  1. Surge protection

In business buildings, electric surges can be a big problem. They can hurt delicate machines and stop business work. Surge protection devices help keep things safe from voltage spikes. These can happen because of lightning or electric problems. Putting surge protection devices in different places in the power system can keep machines, such as computers and servers, safe.

Also, it's really important to have good grounding for electrical safety. Good grounding systems send extra electric energy to the ground. This stops electrical problems such as electric shocks, machine problems, or fires. Putting in surge protection devices and having good grounding are important steps in business buildings. They help keep expensive equipment safe, keep things running smoothly, and make sure everyone in the building is safe.

  1. Compliance with electrical codes

Following electrical codes and standards is extremely important when dealing with power distribution systems in commercial buildings. These codes act as thorough guides for choosing the right equipment, installing it correctly, and meeting safety needs for electrical systems.

Compliance with these rules decreases the likelihood of electrical accidents, such as shocks, fires, or equipment failures. It also aids in avoiding issues arising from non-compliance, such as fines, project delays, or legal liabilities. Adherence to electrical codes is essential for maintaining the proper functioning and safety of the electrical system in commercial buildings, safeguarding the occupants, and considering the surrounding environment.

Check these insights on different types of costs associated with PEB structures

Pre-Engineered Buildings (PEBs) offer an innovative approach to construction, with steel structures fabricated in a factory and assembled on-site. The efficient fabrication process, cost-effectiveness, and versatility make PEB a preferred choice for low-rise industrial structures such as warehouses, railway sheds, metro stations, and more. By embracing the PEB design concept, construction projects can benefit from optimised manufacturing processes, streamlined assembly, and customised solutions that meet specific functional and aesthetic requirements.

However, PEB structures like other constructions have costs associated with them. In this article, we will discuss some of the common types of expenses associated with PEB structures:

  • Design and engineering costs : These costs include the expenses associated with the architectural and structural design, as well as the engineering calculations and drawings specific to the PEB structure. During the design phase, architects work on developing an aesthetically pleasing and functional design that meets the client's requirements. They consider factors such as the building's purpose, location, and surrounding environment to create a design that is both visually appealing and practical. Structural engineers then analyse the loads and forces acting on the building to ensure its structural integrity and safety. They conduct engineering calculations and create detailed drawings that guide the fabrication and construction processes.

  • Labour costs: It includes the wages and benefits of the construction workers involved in the assembly and installation of the PEB structure. The cost of labour can vary depending on several factors, including the complexity of the project, local labour rates, and construction duration.

  • Manufacturing and fabrication costs: PEB structures are pre-engineered and fabricated off-site, resulting in savings in terms of labour and time. The manufacturing and fabrication costs cover the production, cutting, welding, and shaping of steel components based on the design specifications. The manufacturing and fabrication costs of PEB structures can vary depending on several factors, including the size and complexity of the project, the type of steel used, and the manufacturing and fabrication techniques employed.

  • Transportation costs:  After the components of the PEB structure are fabricated, they need to be transported from the manufacturing facility to the construction site. These transportation costs include various expenses related to logistics, loading, unloading, and transportation of the materials. They include other factors such as the distance to be covered, fuel prices, toll charges, permits, and the requirement of escorts for oversized loads.

  • Construction Costs: They include the expenses associated with site preparation, foundation work, erection of the steel framework, electrical and plumbing works, interior finishes, and more.

  • Maintenance costs: PEB structures generally have lower maintenance requirements compared to conventional buildings. However, they still need maintenance costs associated with regular inspections, repairs, and replacements of components over the life of the structure.

Lightning Protection for High Mast Poles

Lightning can have adverse effects on human life and infrastructure. Lightning strikes can cause power outages, fires, and disruptions in communication. Electrical surges from lightning strikes can damage home appliances such as refrigerators, televisions, and air conditioners. Buildings can also sustain severe damage from lightning strikes depending on their height, distance, and type of infrastructure. Additionally, in some situations, there may be explosions if lightning comes into contact with flammable substances such as gas or chemicals. In this article, we will discuss how high mast poles can be protested from the severe effects of lightning:

High-mast poles are tall and vertical structures made of steel or other durable and corrosion-resistant materials. They have light fixtures attached on top and are commonly used to illuminate large areas such as stadiums, parking lots, warehouses, and highways. High mast lights offer uniform lighting in large spaces and are also used in accident-prone areas on roads and highways. However, due to their height and exposure, high mast poles are vulnerable to lightning strikes, which can cause serious damage to the structure and compromise the safety of people, buildings, and vehicles nearby. Therefore, it is essential to have lightning protection systems for added protection of high mast poles. Some of the commonly used ways of protecting high mast poles from lightning strikes include:

  1. Lightning Arresters

A lightning arrester is a circuit that protects buildings and electrical devices from the effects of a lightning strike. These devices are used to safeguard the power systems by redirecting the high voltage surges to the ground. By using a ground wire or earthing, power systems and overhead lines can be shielded against direct lightning strikes. There are numerous types of lightning arresters, but the most widely used ones are the lightning rod and surge protector. The working principle of the lightning arrestors is quite simple. Once the voltage surge travels along the conductor, it arrives at the location where the arrestor is situated. The insulation of the lightning arrestor is briefly disrupted by the voltage surge, which facilitates its discharge towards the ground. The insulation between the ground and conductor is soon re-established when the system voltage drops below a certain level. It also stops the current flow towards the ground.

  1. Grounding System

A grounding system is used in electrical, telecommunication as well as in lightning protection systems. They offer low impedance paths for the lightning current to smoothly pass to the ground. Grounding system refers to a connection of the electrical system, electrical devices, and metal enclosures to the ground. It is also referred to as earthing, which means connection to the earth. A network of electrodes and conductors build an efficient and low resistance path for the high voltage current to swiftly channel the ground that reduces the risk of electric shocks and fire.  The use of conductive materials such as copper and aluminium is ideal for grounding systems as they have low resistance to the flow of current. There are three types of grounding systems used widely, i.e., Ungrounded Systems, Resistance Grounded Systems and Solidly Grounded Systems.

The system behind a grounding system involves connecting the electrical systems to a grounding electrode. This particular electrode is typically a metal rod or plate that is buried in the earth. The principle of the grounding system is to provide a low resistance path for the current to flow instead of allowing it to pass through an electrical equipment or building. Proper grounding systems are necessary to stabilise the voltage in the electrical system and prevent electrical noise or interference from affecting the system's performance.

  1. Surge Protection Devices

Surge protection devices (SPDs) are installed to handle the voltage fluctuations in the flow of current. There are many fluctuations such as sag, swell, transient impulses, spikes or notch. The surge protection devices usually protect the electrical equipment or devices from sudden spikes in Alternating Current (AC) circuits. They are also used to protect high mast poles from lightning strikes. They can either be used in conjunction with other lightning protection systems or be installed on cameras or lighting fixtures of high mast poles. To prevent equipment damage caused by voltage spikes, surge protection devices are designed to clamp them at a safe level and prevent them from reaching harmful levels.

The working principle behind an SPD includes the presence of at least one nonlinear component of SPD which can otherwise transition between a high and low impedance state. By switching to a low impedance state, SPDs redirect transient voltage back to the source or ground, preventing it from damaging connected equipment. This limits or clamps the voltage to a safer level. After diverting the transient voltage, SPDs reset to their high-impedance state, allowing normal operation to resume.
